Luxury Goes North: BH Group & Kolter Propose Exclusive 37-Unit Oceanfront Condo in Miami Beach’s North Beach

The luxury real estate development wave is officially pushing north, as in Miami Beach’s North Beach. Major developers BH Group and Kolter Group have filed plans for a new, ultra-exclusive 17-story residential tower at a prime oceanfront location in North Beach. This boutique project signals the neighborhood’s maturation into a high-end alternative for buyers seeking exclusivity outside of the hyper-congested South Beach market.

The Project Breakdown: Boutique Luxury at 69th Street

  • Location: 6985 and 6979 Collins Ave, Miami Beach (North Beach waterfront).
  • Developers: BH Group and Kolter Group.
  • Size & Scale: The tower is planned to be 17 stories high, but will feature an extremely limited number of units—just 37 luxury condos.
  • Unit Specs: These residences are large, ranging from 2,649 to 4,202 square feet, with two exclusive penthouses designed with private rooftop pools.
  • Amenities: The property will include a ground-floor beachfront pool, a spacious 8,880 sq. ft. amenity deck, and 947 sq. ft. of ground-floor retail space.

Historic Trade-Off and Market Strategy

To make way for the new luxury tower, the project requires the demolition of two aging oceanfront hotels: the 1950-built Crystal Beach Suites and the historically significant 1936 Art Deco Normandy Plaza Hotel. The developers are using the 2024 Resiliency and Safe Structures Act to proceed with the demolition of the historic property, which has been abandoned since 2013.

In a move to balance modernization with history, the developers have pledged to salvage architectural elements from the Normandy Plaza Hotel and incorporate visual references into the new design, ensuring the building’s legacy is preserved.

The move confirms the growing demand for high-end, quieter living in the North Beach area, a trend that real estate experts say is only gaining momentum.
